‘The house is now so well insulated that the heating bills are estimated to be less than £100 a year.’ explains John Tolson, who has designed it to be as low energy as possible to Pasivhaus standards.  Large amounts of insulation have been added, 150 mm Celotex internally to the existing outside walls and the same externally to the new extension. Similar amounts were used for the floor and roof using a combination of foam and hemp. Unusually the party walls are also insulated with 100mm of hemp to reduce energy losses. John has also paid particular attention toair tightness. The whole building has been wrapped with a breathable vapour check membrane, which lets moisture, not air, through. Because the building is so well sealed, mechanical ventilation with heat recovery has been installed. Air extracted from the kitchen and bathroom passes through a heat exchanger, warming the incoming fresh air into the living areas, reducing heat losses further. 

Triple glazed windows and skylights have been used throughout and the front door is insulated with a foam core. Finding high spec triple glazed windows and doors made in the UK proved very difficult and John ended up sourcing them from Rationale in Denmark. A condensing gas boiler provides heating and hot water with radiators rather than underfloor heating, as the quick response time is more suitable for a low energy house. Apart from the solid block work walls of the new extension the structure is lightweight with low thermal mass.

The house has LED lighting throughout. Installing the breathable vapour check membrane over the internal insulation proved time consuming so next time John would construct all the internal walls in lightweight blockwork that could be plastered to provide a more economical air tightness layer.
