Highly sustainable self-build with many low carbon featureas and creative re-use ideas.

When I said we’d bought the land and were going to do a self-build my family thought I was crazy and asked ‘Why would you want to live in a modern house?!’.’ Part of the answer appears as you walk around the warm house and realise the heating isn’t on. ‘Our kids run around the house in shorts and t-shirt in the winter.’ adds Lucy. The Structural Insulated Panels (SIPs) that make the house so warm also meant the house structure was built in two weeks.

‘We wanted to demonstrate you can build an eco-home on a limited budget’ explains Nigel who designed the house and now shares it with his family. Reclaimed materials have been used, including an old window from a fish and chip shop and original glass bottles from the lemonade factory that occupied the site will be used as decoration. The project has evolved over time, as budget allowed and rather than ‘cramming in eco technologies’ they have taken a more holistic approach. The cost at £250,000 is also cheaper than a standard four bedroomed detached home and the low running costs make the build even more economical.

The Lemonade factory achieved the highest level, Code 6, under the Code for Sustainable Homes, is a net exporter of energy, saving an estimated £3000 per year, and for the energy geeks amongst us, has a SAP rating of 116 (almost twice as energy efficient as a standard new home).
